The project summary

The project is located within the boundaries of Ocak Neighborhood in the Pazar district of Rize, in an area close to the sea that offers high potential for prestigious mixed-use developments.

The site, with an approximate elevation difference of 40 meters, has been developed through a project approach in which architectural, structural, mechanical, and electrical disciplines are integrated in a BIM-based environment. Site topography, functional distribution, and massing were evaluated simultaneously through the digital model.

The project includes a 5-star hotel with a capacity of 236 beds, approximately 40,000 m² of shopping mall and commercial areas, 427 residential units, 6 penthouses, and social facilities.BIM-based coordination processes were managed end-to-end under a single authority; interdisciplinary alignment, clash detection, and implementation accuracy were ensured, aiming to create a high-quality and feasible urban focal point.
